Description When you reach the open area beyond the charming village of Rognes, you take the small road on your left that winds along a cypress hedge. There you will come upon an imposing 18th century Bastide sheltered by century old trees, its pale golden yellow walls and blue shutters shining in the sun. The hills overlooking it are an early reminder of the Luberon Mountain with its chateaux and vineyards close by. The Bastide has been wonderfully renovated, to provide up to date comfort without altering the feeling of authenticity
A beautiful wooden door gives access to a wide entrance hall. From there a staircase leads up to the bedrooms on the first floor and a corridor gives access to the reception and living rooms in the left wing of the house, opposite the kitchen and laundry room which are situated in the right wing. Guest toilets are located near by the billiard room.
On one side a vast billiard room with vaulted ceilings opening up onto the East side of the house through arched French windows.This room communicates with a large sitting room featuring sofas and chairs in shades of white, beige and natural tints. A large, fixed, floor to ceiling window provides the light and a glass door facing south onto the terrace gives direct access outside.
Further away from the terrace, plane trees and other species provide shade and coolness. There is a well in a corner and another one at the entrance of the property (none of them have any safety issue).
From the bottom of the sitting room there is a second staircase that also leads to the first floor to the bedroom of the family suite situated in the left wing.
The sitting room opens directly onto a dining room with a beautiful stone fireplace. This dining room communicates with the kitchen through a door.
The kitchen is a large, a good size electric oven and all the usual kitchen appliances such as toaster, espresso machine (capsules can be sold to you if requested), electric kettle etc. Meals are taken on a wood table in the centre.
From the kitchen you enter directly into the laundry room which is also a large functional room with independent white room with French windows looking south. It is wonderfully fitted with a highly sophisticated special “Green” refrigerator, a five ring induction cooking range access to the West side of the house. You will find a fitted laundry tub and a tub to hang the washing out, two sinks, a large (8kg) washing machine and a dryer.The Bedrooms:
On the ground floor there is a large vaulted ceiling bedroom opening up onto the East side of the Bastide. It has its own private entrance from the garden, on the orchard’s side.
In an alcove before the bedroom there is a simple single bed (90cm) for a child.
In the bedroom there is a double bed (1.60mx2m) and an en-suite bathroom with bath, double washbasin and separate WC. This bedroom is also accessible from the billiard room on the ground floor.
On the first floor there are 7 bedrooms spread out on either side of the central staircase, right and left wing.The right wing The green bedroom is nicely decorated in soothing shades of green with 2 south facing windows, 1 double bed (1.60 x 2m) and en-suite bathroom with bath and WC.
The blue bedroom in pastel shades of blue and grey, with twin beds (90m x 2m) and en-suite shower room and WC.
The yellow bedroom has an unusual bed headboard and paintings well displayed. There are windows to the west and the north: 1 double bed 1,60mx2m. There is an en-suite shower room and WC.The left wing: The suites
The family suite: 2 bedrooms share the same shower room with double wash hand basin and separate WC.
1 large bedroom with 3 windows opening up onto the South terrace and one onto the East, with a view over the swimming pool. There is a double bed (1.80m x 2m) It is a pleasant area for rest and sleep which is reached by the staircase from the bottom of the sitting room.
Another large bedroom opening up onto the East of the house through a pretty rounded window offers twin bed (90cm x 2m) accommodation; nice piece of furniture.
The guest suite: Two spacious bedrooms featuring beamed ceiling, pastel coloured walls. One faces North and the other East. Both bedrooms offer double beds (1.60m x 2m) and large wardrobes. They share the same bathroom with bath, single washbasin and WC.
The garden- almost totally enclosed) is very large and on level ground. It is full of surprises and you can find not only the two wells already mentioned but also fruit trees, chestnut trees cedars, plane trees, fir trees and of course cypresses as well as flowers in pots and borders, hedges and shrubs !
The tennis court is positioned beyond a thick hedge so there is no nuisance from any noise

The Luberon is close by. The village of Rognes and its cave dwellings is 4km away. Bank, food shop, butcher, boulangerie, flower shop, coffee shop and pharmacy.- Nearest supermarket in Lambesc 9km.

NOTE: Neighbouring house: please note: the neighbouring house to the Bastide des Plaines is absolutely not a nuisance as its owner lives abroad and is rarely in Provence. The only part of the house you can see is a side terrace, and this is only from the upstairs yellow bedroom. The house itself is made of lovely stone walls. The two houses are back to back and not joined up at all, they are separated by a tall thick hedge.
